The Inn at Jackson Hole is a completely viable investmetn as a continued lodging operation, with a long history of continual strong financials. There would appear to be no reason that the successful financial operations cannot continue.
Notwithstanding however, the more likely definition of highest and best use for the subject site is its eventual demolition and redevelopment into a new luxury hotel-condo as has been the experience at Teton Village the past few years identified above.
The Teton Village Master Plan is an approved development document outlining parameters for development at Teton Village. Thus it is more a matter of what you can develop more so than if you can develop at Teton Village.
THE Master Plan allows for up to 107,000 Square Feet of new above grade development on this site. THE Master Plan allocates 181 APOs (average peak occupancy) to the site, which translates into either 90 standard hotel rooms, or 45 individual condominium ownership units.
The current ownership has commenced preliminary development processes with the County for a condo hotel project. The proposal calls for 45 individual condo-tel units, configured into multiple lock off components resulting in a total of 113 key lodging potential.
